Overview

Riverwalk at Plainsboro is a vibrant mixed-use redevelopment located in Plainsboro, New Jersey, showcasing Endeavor’s expertise in navigating complex public-private partnerships, redevelopment planning, and municipal approvals. The project involved the successful modification and implementation of a Redevelopment Plan, Redevelopment Agreement, and PILOT (Payment In Lieu of Taxes) Agreement to create a financially viable and community-focused development.

Working closely with ownership, including longtime healthcare executive Barry Rabner and his leadership team, Endeavor assembled a highly experienced group of professionals with deep municipal relationships and extensive redevelopment expertise. The team collaborated with township officials to revise an existing senior housing concept that was no longer practical, ultimately transforming the property into a dynamic mixed-use community that better aligned with local planning objectives and market demand.

A key component of the project was the seamless integration of the development’s walking trail network with the adjacent public park system, creating enhanced public access and connectivity throughout the community. Through strategic planning, stakeholder engagement, and collaboration with municipal leadership, the project evolved into a destination that balances residential living, recreation, and neighborhood amenities.

The final approved development includes 260 apartment residences, 45 for-sale townhomes, neighborhood retail uses, and direct connections to public open space, creating a vibrant and walkable community that serves both residents and the broader Plainsboro community.
