Mattison Estate is a landmark mixed-use residential redevelopment located in Upper Dublin Township, Montgomery County. The community includes a 250-unit senior living campus featuring independent living, assisted living, and memory care residences, complemented by a separate neighborhood of 104 for-sale homes. Spanning more than 452,000 square feet, the development provides residents with an exceptional lifestyle experience through extensive amenities, including multiple dining venues, fitness and wellness facilities, theaters, gathering spaces, and beautifully landscaped outdoor courtyards.

The project required a comprehensive rezoning effort, extensive historic preservation planning, and approvals from numerous local, state, and federal agencies. Originally owned by a religious nonprofit organization, the property presented a unique opportunity to balance community needs, historic preservation goals, environmental considerations, and responsible redevelopment. Through an extensive public engagement process that included neighborhood workshops, stakeholder meetings, and collaborative planning sessions, a redevelopment plan was created that gained broad community support.

Today, Mattison Estate stands as a successful example of complex stakeholder management, thoughtful land planning, and long-term historic preservation. The project received unanimous rezoning approval and established a comprehensive preservation strategy that protects the site’s historic resources while creating a vibrant residential community for future generations.
