Wayne, PA

Redeveloped to office space
Overview
Originally constructed in the late 1880s, this 12,000-square-foot historic farmhouse had served multiple purposes over its lifetime, including a public school, manufacturing facility, and furniture restoration warehouse. Decades of deferred maintenance left the property in severe disrepair, with many viewing it as an obsolete and abandoned structure.
Recognizing its architectural character and prime Main Line location, the property underwent a comprehensive restoration that transformed the building into a distinctive Class A office environment. The renovation preserved the structure’s historic charm while incorporating modern mechanical systems, new electrical and plumbing infrastructure, life-safety systems, and a new roof. Original architectural elements—including exposed stone walls, brick features, and dramatic timber trusses—were carefully restored and integrated into the design.
Today, the building serves as the headquarters for several local businesses and stands as a successful example of adaptive reuse. The project not only preserved an important historic asset but also enhanced the surrounding community through improved pedestrian connectivity, access to adjacent parkland, and an expanded local tax base.
